Sekundarni povzetek: This thesis analyzes the market of unserviced vacant land lots in the municipality of Novo mesto over a specific period of time. Land lots are limited with regard to their absolute and relative meaning. Land lot market is very specific due to the relatively fixed supply. It is regulated in accordance with spatial and land policy, and the policy of public infrastructure construction. Based on the Ordinance of the municipal spatial plan, we summarized sections on starting points and spatial development objectives of the municipality of Novo mesto. Land lot construction and possibilities of utility hook-ups are presented. We analyzed advertised and sold land lots with regard to price, generalized market values, location, area and public utility infrastructure. The price of land lots is influenced by several factors. We confirmed that location is the most important factor of all. With regard to the period and area considered, the sales of land lots were low and prices varied significantly. Sales were reserved mainly for higher standard land lots combined with great location. We discovered a substantial difference exists between the advertised price and the actual selling price per square meter of land lot. In our case, samples of advertised and actual selling prices could not be compared; therefore, the estimated values could differ with regard to these two prices.
