Secondary abstract: |
This Graduation Thesis represents basic concepts of real estate market and factors, affecting value of the landed property or real estate. It describes the development process of landed property - from agricultural land to urbanized land for construction with building permission. Landed property prices are analysed by the development stages and are based on The Surveying and Mapping Authority of the Republic of Slovenia's (Geodetska uprava Republike Slovenije - GURS) data. GURS divides landed property on agricultural land, urbanized land for construction (building ground), developed land and land with building permission. The results of the analysis of landed property prices by the development stages relate to the Republic of Slovenia, to individual statistical regions and to local communities. They are represented in tables and maps. |

V diplomski nalogi so predstavljeni nekateri osnovni pojmi s področja trga nepremičnin in dejavniki, ki vplivajo na vrednost zemljišča oziroma nepremičnine. Opisan je postopek razvoja zemljišča od kmetijskega do zazidljivega stavbnega zemljišča z gradbenim dovoljenjem. Analizirane so cene zemljišč po razvojnih stopnjah na podlagi podatkov Geodetske uprave Republike Slovenije. GURS deli zemljišča na štiri stopnje, in sicer na kmetijsko zemljišče, zazidljivo zemljišče za gradnjo, komunalno opremljeno zemljišče ter zemljišče z gradbenim dovoljenjem. Rezultati analize cen zemljišč po teh razvojnih stopnjah se nanašajo na Republiko Slovenijo, posamezne statistične regije in lokalne skupnosti. Prikazani so v preglednicah in tematskih kartah. |
