Secondary title: Single-family house construction cost variation attributable to site and time of construction
Secondary abstract: The thesis provides a detailed cost structure analysis of the construction of four single-family houses on different locations in the municipalities of Ljubljana and Brezovica in different time periods. The calculation of costs of construction, craft trades and installation works, other construction-related costs and the market value estimate served as the basis for determining both the cost and sales price of the single-family houses. The analysis of the cost price structure suggests that construction, craft trades and installation works represent the largest portion of costs amounting to 59.82% of the cost price of single-family house No. 1. Purchase of land represents 45.66% of the cost price of single-family house No. 3. The analysis of the cost and sales price indicates that they were rising until 2008 and then suffered a fall. The main reasons for escalating prices lie in increasing costs related to the purchase of land, building material costs, construction costs and other costs inherent to the construction of single-family houses. The results are in line with the data of the Statistical Office of the Republic of Slovenia.

Abstract (ePrints): V diplomski nalogi je podrobno analizirana struktura stroškov gradnje štirih enostanovanjskih hiš na različnih lokacijah v mestni občini Ljubljana ter občini Brezovica in v različnih časovnih obdobjih. Na podlagi kalkulacij stroškov gradbeno obrtniških in inštalacijskih del ter drugih stroškov povezanih z gradnjo in ocene tržne vrednosti zemljišča je določena lastna in prodajna cena obravnavanih enostanovanjskih hiš. V analizi strukture lastne cene je ugotovljeno, da največji delež stroškov predstavlja delež gradbeno obrtniških in inštalacijskih del, in sicer 59,82% lastne cene enostanovanjske hiše številka 1. Na drugem mestu je strošek povezan z nakupom zemljišča in predstavlja 45,66% lastne cene enostanovanjske hiše številka 3. V analizi lastne in prodajne cene je ugotovljeno, da obe intenzivno naraščata vse do leta 2008, nato sledi padec. Razlogi za povišanje so predvsem zaradi višanja stroškov povezanih z nakupom zemljišča, stroškov gradbenega materiala, stroškov izvedbe in drugih stroškov povezanih z izgradnjo enostanovanjskih hiš. Rezultat se ujema s podatki Statističnega urada Republike Slovenije.
