Analysis of two comparable buildings cost structure in close proximmy, built in the year 1999 and 2008 |

In this dissertation was analyzed a structure of costs and cost price of two of analogous, comparable residentially business buildings on similar locations constructed in different time period, in Ljubljana. The first was built in 1999 on Tržaška cesta 202 and the second was built in 2008 on Tržaška cesta 204. Results are showing that construction costs for residentially business buildings increased, especially because of raising of costs of material, realizations and another costs connected with construction of building. These reasons are consequence of raising of prices of lands, building material, realizations and other costs connected with construction of building. Costs connected with land showed that was share in structure of cost price higher for 79.48 % in 2008 than in 1999. This means that prices of lands at most increased in this period. In concrete example was average annual geometric degree of price increase of lands 19.24 %. There was also strong increase in costs of building tradesman’s and installation works. Those costs were in 2008 higher for 49.98 % and for 8 % of average annual geometric degree growth. Commonly enlargement of cost price between years 1999 and 2008 amounts to 59.88 %. |

V diplomski nalogi je analizirana struktura stroškov in lastna cena dveh podobnih, primerljivih stanovanjsko poslovnih objektov na podobnih lokacijah, vendar zgrajenih v različnem časovnem obdobju, v Ljubljani, leta 1999 (poslovno stanovanjski objekt na Tržaški cesti 202) in 2008 (stanovanjsko poslovni objekt na Tržaški cesti 204). Rezultati kažejo, da so se je stroški za gradnjo stanovanjsko poslovnih objektov povišali predvsem zaradi višanja stroškov materiala, izvedbe in drugih stroškov povezanih z izgradnjo objekta, kot posledica višanja cen zemljišč, gradbenih materialov, izvedbe in drugih stroškov povezanih z izgradnjo objekta. Stroški povezani z zemljiščem predstavljajo v letu 2008 kar za 79.48 % višji delež v strukturi lastne cene kot leta 1999. To pomeni, da so se v tem obdobju največ povišale cene zemljišč. V konkretnem primeru je znašala povprečna letna geometrijska stopnja rasti cen zemljišč 19.24 %. Močno so se povečali tudi stroški gradbeno obrtniških in inštalacijskih del, ki so v letu 2008 višji za 49.98 % oziroma 8 % povprečne letne geometrijske stopnje rasti. Skupno povečanje lastne cene med letoma 1999 in 2008 znaša 59.88 %. |
