The present work focuses on analysis of surface and price structure newbuilt apartments, which was on sale from January 2008 until October 2010 and are placed in Ljubljana, Koper, Maribor or Kranj community. First part of present work refer to general community characteristics , which are important in real estate market, like surface, population, number of firms and salary amount. The second part present work is concentrated on chosen real estates in chosen communitis. First there is general report of chosen real estates and at the end the analysis is more concrete and dividede in three ways of calculating selling price. |

Diplomska naloga obravnava analizo strukture površin in cen izbranih novozgrajenih stanovanj, ki so bile vseljive v obdobju od januarja 2008 do oktobra 2010 in se nahajajo v Mestnih občinah Ljubljana, Koper, Maribor ali Kranj. Prvi del diplomske naloge se nanaša na splošne značilnosti obravnavanih mestnih občin ter na podatke, ki so pomembni pri ponudbi in povpraševanju po nepremičninah, kot so površina, število prebivalcev in gostota poselitve, število podjetij ter povprečna neto mesečna plača pa tudi struktura in število stanovanj v posamezni mestni občini. V drugem delu se diplomska naloga nanaša na izbrane novogradnje v Mestnih občinah Ljubljana, Koper, Maribor in Kranj. Tukaj diplomska naloga najprej poda posplošen opis posameznih obravnavanih objektov, ki so razdeljeni po mestnih občinah. Sledi podrobna analiza statističnih vrednosti prodajnih površin in cen obravnavanih stanovanjskih enot. Predhodno je analiza razdeljena na tri načine izračunavanja prodajne površine. Slednji trije načini so na koncu tudi primerjani med samo v okviru posamezne mestne občine ter med obravnavanimi mestnimi občinami. |
