Analysis of real estate purchase by foreign nationals in the Tolmin administrative unit since Slovenia has joined the European union |

The Master of Science thesis focuses on real estate acquisitions by foreign nationals since
Slovenia has joined the European Union. The area of survey is focused on the Administrative
unit of Tolmin which includes municipalities Bovec, Kobarid and Tolmin. Because of its
natural resources the surveyed area is among the most attractive tourist destinations for active
holidays and recreation in natural environment, especially in the weather-favourable months
for domestic and foreign tourists. After Slovenia joined the European Union the surveyed area
has become one of the most interesting areas for foreign nationals to purchase a real estate.
The survey was conducted through a questionnaire survey for both foreign buyers of real
estate as well as locals in the surveyed area. In their response foreign buyers of real estate
could indicate reasons and purposes for their purchase, how they were accepted by the local
population as well as other observations. In a similar way the locals were interviewed. In their
opinion and observations they identified the phenomenon of increased purchase of real estate
by foreign nationals. It was discovered that most foreign buyers who purchase real estate in
the surveyed area come from Great Britain making up nearly 70% of all buyers. In general
local people accept foreign real estate buyers without any problems as long as they do not
cause major inconvenience. Nevertheless some locals are concerned that excessive interest of
foreigners in purchasing real estate in the surveyed area could cause ethnic and cultural
threats to local inhabitants and Slovenians. This concern is unnecessary, because in the recent
years the interest of foreigners in purchasing real estate in the surveyed area has decreased
considerably compared to the primary interest. |

V magistrski nalogi je obravnavano področje nakupa nepremičnin s strani tujih državljanov
po vstopu Slovenije v Evropsko unijo. Pri obdelavi je bil poudarek na obravnavanem območju
Upravne enote Tolmin, ki obsega občine Bovec, Kobarid in Tolmin. Obravnavano območje je
zaradi svojih naravnih danosti eno izmed turistično bolj privlačnih območij za gibanje in
rekreacijo v naravi, predvsem v vremensko ugodnejših mesecih, tako za domače kot tudi tuje
turiste. Po vstopu Slovenije v Evropsko unijo je pri tujcih prav to območje postalo eno bolj
zanimivih za nakup nepremičnin. V raziskavi so preko ankete v obliki vprašalnika sodelovali
tako tuji kupci nepremičnin kot tudi domačini na obravnavanem območju. V svojih odgovorih
so tuji kupci nepremičnin lahko podali razloge za nakup in namen nakupa nepremičnine, kako
so bili sprejeti s strani domačinov in druga opažanja. Na podoben način je raziskava potekala
tudi med domačini, ki so se v svojih mnenjih oziroma opažanjih opredelili glede pojava
povečanega nakupa nepremičnin s strani tujih državljanov. Ugotovljeno je bilo, da največ
tujih kupcev, ki so na obravnavanem območju kupili nepremičnino, prihaja iz Velike
Britanije, le-teh je v skupnem približno 70%. Domačini tuje kupce nepremičnin načeloma
sprejemajo, če ti ne povzročajo večjih nevšečnosti. Kljub temu je pri nekaterih domačinih
zaznati zaskrbljenost, da bi lahko pretirano zanimanje tujcev za nakup nepremičnin na
obravnavanem območju, pomenilo narodnostno in kulturno grožnjo za domačine oziroma
Slovence. Zaenkrat je ta skrb odveč, saj je v zadnjih letih zanimanje tujcev za nakup
nepremičnin na obravnavanem območju, glede na prvotni interes, precej upadlo. |
