Sekundarni povzetek: The thesis looks into the opinion of people living in the municipality of Kobarid on foreign citizens purchasing real estate following Slovenia’s accession to the European Union. The municipality of Kobarid is known for its natural features and is thus very attractive for recreation in nature to both domestic and foreign tourists. As a result, the area has become interesting for the purchase of real estate after Slovenia’s accession to the European Union. People living in the area in question participated in the research and expressed their observations and opinions on the purchase of real estates by foreign citizens by completing a survey questionnaire. The findings reveal that 2/3 of the buyers come from Great Britain. A half of the respondents do not approve real estate being purchased by foreign citizens because they believe that property prices have risen precisely because of the foreign citizens entering this real estate market. Nevertheless, more than half of the respondents are in favour of foreign property buyers and they believe that a successful assimilation of foreigners in the local environment depends on both foreigners and locals. However, foreign interest in buying real estate in the municipality of Kobarid has decreased in recent years and foreign citizens pose no threat to the Slovene cultural and national space.

Povzetek (ePrints): V diplomski nalogi je obravnavano stališče prebivalcev občine Kobarid glede nakupa nepremičnin s strani tujih državljanov po vstopu Slovenije v Evropsko unijo. Občina Kobarid je zaradi naravnih danosti zelo privlačno za rekreacijo v naravi tako za domače kot tudi tuje turiste. Zaradi tega je to območje po vstopu Slovenije v Evropsko unijo postalo zanimivo za nakup nepremičnin. V raziskavi so sodelovali domačini na obravnavanem območju, ki so podali svoja opažanja oziroma stališča glede nakupa nepremičnin s strani tujih državljanov kot odgovore na vprašanja v anketnem vprašalniku. Ugotovljeno je bilo, da več kot dve tretjini tujih kupcev prihaja iz Velike Britanije. Polovica anketiranih domačinov ne odobrava nakupa nepremični s strani tujih državljanov, saj menijo da so se cene nepremičnin zvišale ravno zaradi vstopa tujcev na nepremičninski trg. Kljub temu več kot polovica anketirancev sprejema tuje kupce nepremičnin in meni, da je za uspešno asimilacijo tujcev v lokalno okolje odvisno od njih samih kakor tudi od domačinov. Glede na to, da se je v zadnjih letih zanimanje tujcev za nakup nepremičnin v občini Kobarid precej zmanjšal ti ne predstavljajo grožnje slovenskemu kulturnemu in narodnostnemu prostoru.
