Secondary abstract: The thesis focuses on the management of multi-dwelling buildings that is essential as it ensures their maintenance and functioning; otherwise a large risk of degradation of buildings and standards, required for normal accommodations not being reached, is taken. This paper briefly presents legal frameworks of maintaining and regulations, which consideration must be given to both, floor owners and manager. It also shows the housing stock of Škofja Loka municipality and analysis of the scope and structure of multi-dwelling buildings. For the evaluated multi-dwelling building, this work presents a technical description of the building housing structure, decision making of floor owners and the manager in case of energetic refurbishment of building’s facade. Paper defines suitable financial fund for refurbishment of common parts in evaluated multi-dwelling building, the way of in-payment and the complete process from the decisions taken for the implementation of reconstruction until the actual restoration of the facade, also explaining the main role of manager in these activities.

Abstract (ePrints): Upravljanje večstanovanjskih stavb, ki zajema tudi skrb za njihovo vzdrževanje in obratovanje, je nujno potrebno, saj drugače stavbe propadajo in ne dosegajo zahtevanih standardov za normalno bivanje. Diplomsko delo na kratko predstavi pravni okvir upravljanja in pravila, ki jih morajo spoštovati tako etažni lastniki, kot tudi upravnik. V delu je prikazan stanovanjski fond občine Škofja Loka ter analiza obsega in strukture večstanovanjskih stavb. Za izbrano večstanovanjsko stavbo je prikazan tehnični opis stavbe, struktura stanovanj, sprejemanje odločitev etažnih lastnikov in upravnika za energetsko prenovo fasade. Določen je bil obseg potrebnih finančnih sredstev za prenovo skupnih delov večstanovanjske stavbe in način vplačevanja. Pri tem je opisan celoten potek od sprejete odločitve za izvedbo obnove do dejanske izvedbe sanacije fasade ter vloga upravnika pri sprejemanju odločitev in izvajanju potrebnih aktivnosti.
