Abstract

Za razliko od stanovanjskih stavb, za katere zakonodaja jasno določa pravila za vzdrževanje in upravljanje, to ne velja za nestanovanjske stavbe, kamor uvrščamo poslovne stavbe. Vzdrževanje in upravljanje poslovnih stavb je tako v veliki meri odvisno od njenih lastnikov, od katerih se pričakuje, da bodo za stavbe skrbeli kot dober gospodar. V diplomski nalogi sem zato utemeljil in razvil model, s katerim je možno oceniti stanje nabora poslovnih objektov, s ciljem lažjega in bolj preglednega odločanja pri vzdrževanju. Model ocenjuje vse pomembnejše dele stavb, od stavbnega ovoja, stavbnega pohištva, električnih in strojnih instalacij, do stanja notranjega pohištva, telefonije in varnostne opreme. Z njim je možno oceniti stanje izbrane skupine objektov in jih razvrstiti glede na nujnost obnove. Uporabo modela sem prikazal na izbrani skupini poslovnih stavb. Zaradi aktualnosti vprašanja energetskih izkaznic sem v nalogi predstavil še izhodišča energetske izkaznice za stavbe. Za obravnavano skupino poslovnih stavb sem v diplomski nalogi predstavil, kakšen bo izgled njihovih energetskih izkaznic ter glede na do sedaj sprejeto zakonodajo predvidel, če oziroma do kdaj bo potrebno za te stavbe ta dokument tudi pripraviti.

Secondary title: Management and Maintenance of Commercial Buildings
Secondary abstract: Contrary to residential buildings, there are no legal requirements regarding maintenance and management of commercial buildings. As a consequence, the maintenance of this part of the building stock is predominantly dependent upon judgment of their owners, who are expected to take good care of them. Within this work, a model that enables condition state determination for a group of commercial buildings is first justified and then developed. Assessment is carried out for all crucial parts of the building, from building envelope, wooden parts, electrical and mechanical installations, to the condition of furniture, and communication and security installations. Application of the model is presented for a selected group of commercial buildings. Due to the current attention to the energy performance of buildings, the thesis presents, in its last part, the basic concepts of the energy performance certificate. For buildings under consideration, the content of these certificates is presented along with the estimated deadlines when these certificates Will be mandatory.
