Abstract

Diplomska naloga temelji na analizi trga zemljišč na območju Pomurske statistične regije. Predstavljeni so osnovni pojmi s področja trga nepremičnin in dejavniki, ki vplivajo na vrednost nepremičnine. Zbrani so podatki o oglaševanih in prodajnih cenah zemljišč na območju Pomurske statistične regije. Na podlagi podatkov je izdelana statistična analiza posameznih cen zemljišč na različnih razvojnih stopnjah in primerjava med oglaševanimi in prodajnimi cenami zemljišč na območju celotne regije, lokalnih skupnosti v regiji in na območju treh izbranih lokalnih skupnosti z največ podatki. Zaradi pomanjkanja podatkov o cenah zemljišč na nekaterih razvojnih stopnjah je v zaključku ocenjena tudi tržna vrednost zemljišč na podlagi metode razvoja zemljišča. S pomočjo izračunane odškodnine zaradi spremembe namembnosti zemljišča, komunalnega prispevka in projekta za pridobitev gradbenega dovoljenja so ocenjene tržne vrednosti zemljišč na obravnavanih razvojnih stopnjah na območju občine Moravske Toplice. Rezultati analize so pokazali, da obstajajo velike razlike med oglaševanimi in prodajnimi cenami zemljišč, ki so posledica različnih dejavnikov, odvisnih predvsem od lokacije zemljišča in razmerja med ponudbo in povpraševanjem na trgu zemljišč. Razlika je tudi pri ceni oglaševanih in prodanih zemljišč na enoto pri prehodu iz ene razvojne faze v drugo.

Secondary title: Analysis of land prices at different development stages in the Pomurska statistical region
Secondary abstract: The diploma thesis deals with the analysis of the land market in the Pomurska statistical region. The basic concepts of the real estate market are presented, as well as the factors which affect the value of real estate. Data on advertised and selling prices of land properties in the Pomurska statistical region was collected. Based on the collected data, a statistical analysis was made for land prices in several developmental stages, as well as a comparison between advertised and selling prices of land properties across the region and local communities. Due to lack of data on land prices, the market value of land at various development stages in the municipality of Moravske Toplice was assessed using the land development method. The results of the analysis have shown that there is a big difference between the advertised and selling prices, which is the consequence of various factors, mainly depends on the location of the land and the balance between supply and demand on the real estate market. There is also a difference between the advertised and selling prices of land properties per m2 at different land development stages.
