Abstract

Diplomski seminar temelji na proučevanju regionalnih nepremičninskih trgov v Sloveniji. Nepremičninski trg je v Sloveniji heterogen, zaznamujeta ga raznolika ponudba in majhno povpraševanje po poku nepremičninskega balona. Izpostavili smo najpomembnejše dejavnike, ki vplivajo na nepremičninski trg v Sloveniji. Dinamika cen po poku nepremičninskega balona nam priča o tem, da se stanje na nepremičninskem trgu počasi izboljšuje in se v letu 2013 že približuje stanju na nepremičninskem trgu pred letom 2008. Največje razlike v cenah v slovenskih regijah se pojavljajo v Ljubljani in na primorskem območju. Pri posameznih vrstah nepremičnin pa najbolj izstopajo kmetijska zemljišča, kjer so cenovne razlike v posameznih regijah glede na slovensko povprečje najvišje. V Sloveniji je še vedno več lastniških stanovanj, kot je najemniških. Najvišje razmerje med lastniškimi in najemniškimi stanovanji je bilo v pomurski regiji. Praznih stanovanj, ki predstavljajo za lastnika strošek, je največ v osrednjeslovenski regiji. Število dokončanih stanovanj v Sloveniji je bilo najvišje v letu 2009, najnižje pa v letu 2013. Največ stanovanj se je dokončalo v osrednjeslovenski regiji, najmanj pa v zasavski regiji.

Secondary title: Regional comparison of real estate market in Slovenia
Secondary abstract: Thesis is based on a study of regional comparison of real estate market in Slovenia. Real estate market in Slovenia is heterogeneous, marked by a diverse supply and low demand after the burst of real estate market bubble. We have highlighted the most importat factors that affect the real estet market. Dynamic of prices after the burst of real estate market bubble is portraying that the situation on the real estate market is slowly improving and, in 2013, approaching to the price levels of real estate market before 2008. The largest differences in prices in the Slovenian regions occur in Ljubljana and Primorje. For each type of real estate we can expose agricultural land, where the differences in price in various regions according to the Slovenian average are the highest. In Slovenia, there is much more appartments in private ownership than it is rented. The maximum ratio between owned and rented appartments was in Pomurje region. Number of empty dwellings, representing a cost for an owner, was the highest in Osrednjeslovenska region. Number of completed dwellings in Slovenia were the highest in 2009 and the lowest in 2013. Maximum number of dwellings that were completed were in Osredenjeslovenska region and the least in Zasavska region.
