Abstract

Diplomska naloga analizira stanovanjske najemnine v Mestni občini Ljubljana. V prvem delu so podane teoretične osnove in zakonske opredelitve najemnih razmerij, najemnih stanovanj in vrst stanovanjskih najemnin. V nadaljevanju so prikazani rezultati analize trga najemnih stanovanj v Mestni občini Ljubljana z neto tlorisno površino stanovanja med 20 in 50 m2. Stanovanjske najemnine so analizirane na podlagi 3 vrst podatkov in sicer: oglaševane prosto oblikovane najemnine na podlagi podatkov o oglaševanih najemnih stanovanjih, realizirane prosto oblikovane najemnine na podlagi podatkov o sklenjenih najemnih poslih s stanovanji ter neprofitne najemnine na podlagi podatkov o neprofitnih najemnih stanovanjih, s katerimi upravlja Javni stanovanjski sklad MOL. Rezultati analize so pokazali, da je povprečna oglaševana najemnina skoraj za polovico višja od povprečne realizirane prosto oblikovane najemnine, neprofitna pa za polovico nižja od povprečne realizirane prosto oblikovane najemnine. Ker se podatki o realiziranih prosto oblikovanih najemninah zbirajo šele približno eno leto, bo potrebno še nekaj let, da bo mogoče zanesljivo oceniti razliko med oglaševano in realizirano prosto oblikovano najemnino.

Secondary title: Apartment rent analysis in the Municipitality of Ljubljana
Secondary abstract: The thesis deals with the market of rentable apartments and apartment rent analyses in the Municipality of Ljubljana. The main focus of the thesis is the comparison between market rent and non-profit rent for the apartments with a net floor area of between 20 and 50 m2. Apartment rent analyses were carried out based on three types of data: advertised market rents based on data collected on advertised rental apartments; actual market rents based on data collected from transactions on housing leases; non-profit rents based on data from the database of non-profit housing. Results of analyses implied that the average advertised market rent is almost 50% higher than the average actual market rent. On the other hand the average non-profit rent is 50% lower than the average actual market rent. Due to reason, that the data regarding transactions on housing leases is gathered only for a short period of time (since July 2013), more time will have to pass in order to gain more data to assess the difference between advertised and actual market rent accurately.
