Abstract

V diplomskem delu so prikazani praktični načini ocenjevanja stroškov gradnje, ki so potrebni investitorju za informacijo glede končnih pričakovanih vrednosti in s tem tudi glede samega odločanja o nameri gradnje. Pri tem smo tudi preverili zakonske in druge gradbene predpise, ki trenutno obravnavajo področje ocenjevanja stroškov gradnje pri izdelavi projektantske dokumentacije. V nadaljevanju je prikazan tudi namen projektantskega popisa in opisana njegova sestava ter pomembnosti njegove korektne izdelave, zaradi možnega vpliva na spremembo pogodbene cene. Na koncu je obravnavan konkreten izveden objekt, s kratko predstavitvijo objekta, kjer je prikazana primerjava dejanskih stroškov gradnje s projektantsko oceno. Na osnovi primerjave končnega obračuna in gradbene knjige je izvedena identifikacija bistvenih odstopajočih vrednosti posameznih postavk od projektantskega popisa ter ugotovitev vzrokov za to odstopanje. Pri preverjanju določenih količin, smo uporabili programsko opremo CostX, ki se je izkazala kot primerno orodje predvsem za hitrejšo izdelavo elektronskih predizmer in njihovega enostavnega dokumentiranja.

Secondary title: Comparison of designers cost estimate with actual study
Secondary abstract: The thesis shows practical ways of evaluating construction costs, which are necessary for the investor to be informed of expected final value and thus be able to make decisions about the intent of construction. In this context, we examined the laws and building regulations, which currently deal with the quantity surveying of designer documentation. This is followed by a look at the purpose of quantity surveying, its composition and the importance of its correct formulation due to the potential impact on the change in the contract price. Finally a cpecific construction of a structure is considered with a brief introduction of the site and the comparison of the actual cost of construction with the designer's extimate. Based on the comparison of the final bill and the construction book, the most divergent values of individual items are identified and the cause for divergence is established. When ckecking the quantities set, we used the software CostX, which as proven to be a particularly suitable tool for faster electronic surveying and ease of documentation.
