Abstract

Diplomska naloga analizira najemnine za stanovanja ter stanovanjske hiše na območju slovenskih obalnih občin. Na začetku so opisane teoretične osnove in zakonske opredelitve vrst najemnin, najemnih stanovanj ter najemnih razmerij. Sledijo rezultati analize trga najemnih stanovanj z neto tlorisno površino med 20 m2 in 200 m2 ter stanovanjskih hiš z neto tlorisno površino večjo od 50 m2. Najemnine so razdeljene na dve vrsti: realizirana prosto oblikovana najemnina ter neprofitna najemnina. Obe vrsti najemnin sta analizirani tako za stanovanja kot za stanovanjske hiše. Rezultati analize so pokazali, da so povprečne najemnine na enoto za stanovanja in stanovanjske hiše najvišje v občini Piran. Prav tako so rezultati pokazali, da je realizirana prosto oblikovana najemnina na enoto za stanovanja približno za polovico višja od neprofitne najemnine na enoto za stanovanja na obravnavanem območju.

Secondary abstract: The thesis analyzes apartment and residental buildings rents in the Slovenian coastal municipalities. In the begining of the thesis, theoretical basis and definitions regarding rental housing and tenancy are presented. The main part of the thesis is composed of the market rent analysis results for rental apartments with a net floor area between 20 m2 and 200 m2 and residental buildings with net floor area of more than 50 m2. Apartment and residental buildings rents are divided into two types: actual market rents and non-profit rents. Results of the analysis are showing that the average market and non-profit rents per unit for apartments and residental buildings are highest in the municipality of Piran. The results also showed that actual market rent per unit for apartments is approximately 50 % higher than non-profit rent per unit for apartments in the Slovenian coastal municipalities.
