Abstract

Nepremičnina je zemljišče, ki obsega vse, kar je na njej zgrajeno in pritrjeno. Nepremičnine imajo svoje specifične lastnosti, zaradi česar je tudi nepremičninski trg specifičen, drugačen in "problematičen". Slovenski nepremičninski trg je zaradi svoje fizične majhnosti in togosti zelo ozek. Svetovna finančna in gospodarska kriza se je začela v ZDA. Lahkomiselnost ameriških bankirjev, želja po lahkotnem zaslužku in slepo zaupanje v finančni sistem so pahnili cel svet v finančno in gospodarsko krizo. Slovenija se temu ni mogla izogniti: banke so pri poslovanju postale pazljivejše, povečuje se brezposelnost, podjetja poslujejo vedno težje, mnoga so tudi propadla. Svetovna in gospodarska kriza je vplivala in pustila posledice na slovenskem nepremičninskem trgu. Cene nepremičnin so padle, potencialni kupci pa čakajo na ugoden trenutek, kar povzroča težave gradbenim podjetjem.

Secondary abstract: A real estate is a property witch includes everything that is built on it or/and is attached to it. Real estate have their own specific characteristics and that is why the real estate market is so specific, different and "problematic". Slovene real estate market is small and rigid. The world financial and economical crisis began in USA. Levity of american bankers and desire to easy earnings as well as blind belief in the financial system have dragged the whole world in to the financial and economic crisis. Slovenia could not avoid this. Banks have become more careful, which resulted in increasing unemployment. Companies have a harder time operating, many have bancropt. The world financial and economical crisis influenced the Slovenian real estate market and left its mark on it. The prices of real estate have dropped. Potential buyers are waiting for a favorable moment which is causing problems to the construction companies.
