Povzetek
Zgodi se, da sami nimamo dovolj lastnih sredstev za gradnjo hiše ali nakup stanovanja, zato se moramo odločiti za najem kredita pri banki. Ko želimo vzeti kredit, ni vedno vse preprosto, treba je dosegati standarde, da ga lahko sploh dobimo. Potem je tukaj še obvezna dokumentacija, ki jo je treba izpolniti, ter stroški, ki jih moramo plačati.
Namen diplomske naloge je analiza stanovanjskih kreditov v Sloveniji. Diplomska naloga je sestavljena iz petih delov. V prvem delu smo se osredotočili na pomen kredita, kreditne sposobnosti kreditojemalca, kreditno pogodbo, obvezno dokumentacijo in stroške, ki se pri najetju kredita pojavijo. Naslednje poglavje se navezuje na opis oblik zavarovanj, s katerimi lahko zavarujemo kredite. Veliko ljudi zavaruje stanovanjski kredit z zastavo nepremičnine. Potrebno je tudi zavarovanje kredita v primeru, da med odplačevanjem naletimo na kakršnekoli težave (npr. izguba službe, bolezen).
V četrtem delu je opisan in prikazan postopek informativnega izračuna kredita, ki si ga lahko kadarkoli izračunamo sami na spletnih straneh bank. V zadnjem delu diplomske naloge smo primerjali stanovanjske kredite desetih slovenskih bank. Analiza je bila izvedena s podatki spletne strani posamezne banke. Upoštevali smo podatke za 25- in 30-letno dobo odplačevanja z zneskom za 200.000,00 EUR, spremenljivo obrestno mero (3 ali 6-mesečni EURIBOR + fiksni pribitek) in zavarovanje kredita s hipoteko.
Z diplomsko nalogo smo ugotovili, da se banke med seboj razlikujejo ter imajo različne kriterije, ki jih upoštevajo pri odobritvi kredita. Primerjalna analiza je razkrila, katera banka ima najugodnejši kredit za upoštevane podatke. Glavni kriterij za najugodnejšo banko je bila efektivna obrestna mera, torej smo gledali, katera banka ima najnižjo EOM. Osredotočili smo se tudi na kreditno pogodbo in opazili, da veliki del kreditne pogodbe temelji na Zakonu o potrošniških kreditih.

Comparative analysis of bank's housing loans in Slovenia |

It happens that we do not have enough own funds to build a house or buy an apartment, so we have to decide to take a loan from a bank. When we want to take credit, it’s not always easy, we have to meet standards to be able to get it at all. Then there is the mandatory documentation that needs to be filled out and the costs that we have to pay.
The purpose of the diploma thesis is the analysis of housing loans in Slovenia. The diploma thesis consists of five parts. In the first part, we focused on the importance of the loan, the borrower's creditworthiness, the loan agreement, the mandatory documentation and the costs that arise when taking out a loan. The next chapter refers to the description of the forms of insurance with which we can secure loans. Many people secure a home loan with a mortgage. It is also necessary to insure the loan in case we encounter any problems (eg job loss, illness) during the repayment.
The fourth part describes and shows the process of informative loan calculation, which can be calculated at any time on the banks' websites. In the last part of the diploma thesis, we compared housing loans of ten Slovenian banks. The analysis was performed with data from the website of each bank. We took into account data for 25- and 30-year repayment periods in the amount of EUR 200,000.00, a variable interest rate (3 or 6-month EURIBOR + fixed mark-up) and a mortgage loan.
With the diploma thesis we found that banks differ from each other and have different criteria that they take into account when approving a loan. The comparative analysis revealed which bank has the most favorable credit for the data taken into account. The main factor for the most favorable bank was the effective interest rate, so we looked at which bank has the lowest EOM. We also focused on the credit agreement and noticed that a large part of the credit agreement is based on the Consumer Credit Act. |
