Nowadays land is becoming more and more important but also limited commodity. So land use has to be planned carefully and real estate market needs have to be considered. In this work basic land use planning and real estate market concepts are presented. The interaction between land use planning and real estate market activity in Celje community is presented on the basis of a questionnaire, answered by real estate agents. We have also analysed valid planning documents, especially land use acts, and the prices of the building sites in Celje community. We have presented theoretical background and how the prices of building sites depend on the stage of development of these sites. We have also shown the average annual geometrical growth of the prices of the building sites in the last eight years in Celje community. |

V sodobnem času zemljišča postajajo vse pomembnejša in hkrati omejena dobrina. Zato je treba preudarno načrtovati namensko rabo, ob upoštevanju potreb na trgu nepremičnin. V diplomski nalogi so predstavljeni osnovni pojmi s področja prostorskega načrtovanja in trga nepremičnin. Na podlagi ankete med nepremičninskimi posredniki je podan vpogled v interakcijo med prostorskim načrtovanjem in delovanjem trga nepremičnin na območju Mestne občine Celje. Analizirani so veljavni prostorski akti, še posebej namenska raba zemljišč, in cene zazidljivih zemljišč v Mestni občini Celje. Poleg teoretičnih osnov je na osnovi izdelanih analiz predstavljena tudi odvisnost cen zazidljivih zemljišč od razvojne stopnje zemljišč. Prav tako je za obravnavano območje prikazana povprečna letna geometrijska stopnja rasti cen zazidljivih zemljišč v zadnjih osmih letih. |
