The thesis deals with land policy in municipality Radlje ob Dravi. The analysis of the market of vacant building lands is conducted. The results are compared with the results of the analysis published by Geodetic Administration of the Republic of Slovenia. Furthermore, the analysis is conducted on future needs for building lands based on the number of building permits issued between 2006 and 2013 and on the average calculated size of building plots. Period in which the land is expected to be built on is calculated according to the existing fund of building land. The property tax is also calculated on the average property value. According to the trend of building permits being issued in the last few years there are 6424 m2 of vacant building land being built on in municipality and that the existing fund should be sufficient for the next 95 years. The results are evaluated and presented in tabular and graphical format. |

V diplomski nalogi je obravnavana zemljiška politika v občini Radlje ob Dravi. Izvedena je analiza trga nezazidanih stavbnih zemljišč za območje obravnavane občine. Rezultati analize so primerjani z rezultati analize GURS za Slovenijo in obravnavano območje. Izvedena je analiza bodočih potreb po nezazidanih stavbnih zemljiščih na osnovi letnega števila izdanih gradbenih dovoljenj v obdobju med 2006 in 2013 in na osnovi izračunane povprečne površine gradbene parcele. Glede na obstoječi sklad nezazidanih stavbnih zemljišč je izračunano obdobje, v katerem se bodo zemljišča predvidoma pozidala. Izračunan je davek na nepremičnino povprečne vrednosti. Glede na trend izdanih gradbenih dovoljenj v zadnjih letih je ugotovljeno, da se letno v občini pozida približno 6.424 m2 nezazidanih stavbnih zemljišč za stanovanjski namen in da bi zadoščal obstoječi sklad teh zemljišč predvidoma za 95 let. Rezultati so ovrednoteni ter predstavljeni tabelarično in grafično. |
