Sekundarni povzetek: The objective of this diploma paper was to study and analyse those factors which affect investments in single family and two-family houses. The area studied was the Spodnjeposavje statistical region. First, an analysis was made on the basis of sold single and two-family houses to find out which factors actually affect investments in single and two-family houses in the Spodnjeposavje statistical region. Then, based on such factors, new constructions which are the subject-matter of the paper were analysed. In the concluding part it is established that single and two-family house construction in Spodnjeposavje statistical region is not economically efficient since the cost prices exceed the selling price of comparable real estate market price.

Povzetek (ePrints): Namen diplomske naloge je proučiti in analizirati faktorje, ki vplivajo na investicijo v eno- ali dvostanovanjsko hišo. Območje, ki ga v nalogi obravnavam, je Spodnjeposavska statistična regija. Najprej sem na podlagi prodanih eno- ali dvostanovanjskih hiš opravil analizo in ugotovil, kateri faktorji dejansko vplivajo na investiranje v eno- ali dvostanovanjsko hišo v Spodnjeposavski statistični regiji, potem sem s pomočjo ugotovljenih faktorjev analiziral še obravnavane novogradnje. V zaključnem delu naloge ugotavljam, da gradnja eno- ali dvostanovanjskih hiš v Spodnjeposavski statistični regiji ni ekonomsko učinkovita, saj lastne cene presegajo prodajne cene, ki jih primerljive nepremičnine dosegajo na trgu.
