Principles taking place on the real estate market can be defined based on the real estate market analyses, taking into consideration a series of factors which might affect the price of real estate. This diploma thesis examines the real estate market in the territories of the Municipalities of Ljubljana, Maribor and Celje. For the purposes of this thesis, it is anticipated that the prices of land in the mentioned municipalities differ according to the level of their development. Firstly, some basic terms in the field of real estate are presented. Also, an insight into the situation on the real estate market was construed in relation to the selected urban municipalities. Stages of land development from farm land into building land with a valid building permit are presented in the paper as well. Based on the analysis of data, collected from the advertisements, the lots currently offered on the market and average price trends in relation to the development stage of the particular lot are presented. |

Zakonitosti, ki delujejo na trgu nepremičnin, lahko določamo na podlagi analiz trga nepremičnin, pri čemer upoštevamo vrsto dejavnikov, ki lahko vplivajo na ceno nepremičnine. V diplomski nalogi je raziskan trg zemljišč na območju mestnih občin Ljubljane, Maribora in Celja. Predpostavljamo, da se cene zemljišč v omenjenih mestnih občinah razlikujejo glede na njihovo razvojno stopnjo. Uvodoma so predstavljeni nekateri osnovni pojmi s področja vrednotenja nepremičnin. Podan je tudi vpogled v stanje na nepremičninskem trgu za izbrane mestne občine. Predstavljene so razvojne stopnje zemljišča od kmetijskega zemljišča do stavbnega zemljišča z veljavnim gradbenim dovoljenjem. Na podlagi analize podatkov, zbranih iz oglasov, je predstavljena trenutna ponudba zemljišč na trgu in gibanje povprečnih cen glede na razvojno stopnjo zemljišča. |
