Sekundarni povzetek: The main subject of the graduation thesis is a difference between advertising and selling price of real-estate in Ljubljana municipality and neighbouring municipalities. We also search the reasons for this difference between prices. So far small amount of research was made on this subject. Main reason for this is trouble in gathering proper data for analysis. Area of real-estate brokerage in Slovenia is regulated by Real-estate agencies Act. Exact type and content of data, which must be transmitted to common database, conducted by Ministry, competent for space planning are defined in Instructions on the management and transmission of the real-estate company’s data on transactions in real-estate. Instructions obligate real-estate agencies to transmit selling price only. The difference between advertising and selling prices in graduation thesis was defined by interviewing real-estate agents and analysis of data, gathered from one of the real-estate agencies. The research showed that minimal differences between advertising and selling prices are in Ljubljana municipality at bigger apartments. Maximal differences in prices are perceived at houses in Ljubljana municipality. Average difference between advertising and selling price is 4,7 % at apartments, 8,1 % at houses and 6,8 % at building plots. By interviewing real-estate agents we came to similar conclusions. Most of the agents stated that the minimal difference between advertising and selling price is at apartments and maximal at houses.
