An analysis of the difference between the advertised and contractual real estate price in the Ljubljana Municipality |

This diploma thesis deals with the analysis of the relation between initial advertised and final contractual prices of real estate in the municipality of Ljubljana (Mestna občina Ljubljana) and its surroundings, sold in time period between years 2007-2010 . Analysis of previous researches in this area, are shown in first part of this thesis. Shown are the previous analysis of initial advertised and final contractual prices of real estate obtained from the property market records.In the central part of thesis, analysis of differences between initial advertised and final contractual prices of real estate was made. Analysis were: a) Analysis of initial advertised and final contractual prices of real estate, for which data was provided by two real estate agencies, and b) analysis based on interviews of twenty real estate agents in the municipality of Ljubljana (Mestna občina Ljubljana) and its surrounding. We compared gathered data with analysis results from year 2006. We came to conclusion, that differences between initial advertised and final selling real estate prices, for apartments, houses as well as properties have increased significantly, which we can annotate to specific real estate market situation in time of recession. It is obvious, that the sellers still hope for realization of higher selling price, which is shown in proportionally highly set initial advertised prices of real estate. |

Namen diplomske naloge je analizirati razlike med oglaševano in pogodbeno ceno nepremičnine na območju Mestne občina Ljubljana in okolici za nepremičnine, prodane v obdobju 2007-2010. V prvem delu naloge je narejena analiza dosedanjih raziskav na tem področju. Prikazane so dosedanje analize cen nepremičnin na podlagi oglaševanih cen nepremičnin in na podlagi prodajnih cen nepremičnin iz evidence trga nepremičnin. V osrednjem delu naloge je narejena analiza razlike med oglaševano in pogodbeno ceno a) na podlagi analize začetne oglaševane in končne prodajne cene za isto nepremičnino na podlagi podatkov dveh nepremičninskih družb in b) na podlagi anketiranja dvajsetih nepremičninskih posrednikov na območju Mestne občine Ljubljana in v okolici. Dobljenje rezultate smo primerjali z rezultati analize iz 2006. Ugotovili smo, da so se razlike med oglaševano in pogodbeno ceno tako za stanovanja, kot tudi za stanovanjske hiše in zemljišča bistveno povečale, kar lahko pripišemo specifični situaciji na trgu nepremičnin v času recesije. Prodajalci še vedno upajo, da bodo realizirali višje prodajne cene, kar se kaže v sorazmerno visoko postavljenih začetnih oglaševanih cenah nepremičnin. |
