Sekundarni povzetek: The biggest challenge of the spatial planning today is represented by the choice of the most appropriate land usage for a single piece of land. In this paperwork there are presented some theoretical bases and a model based on that, which serves as an instrument to determine the highest and best land usage considering the principle of economy. This model deals with direct and indirect costs and benefits in relation with the planned land usage. In addition to the presentation of the theoretical model, there is described also a case of practical apply of the model through realization of different kinds of residential construction in a certain area.
